Ten York Condos

Ten York Condos, the proposed 75-storey condo unveiled earlier this week by Tridel and Build Toronto, is poised to become one of the city’s most iconic new towers.

But the site on which it’s being built posed a serious challenge for architect Rudy Wallman. The property is wedged (it’s literally shaped like a triangle) between the Gardiner Expressway and the York St. off-ramp at the northwest corner of Harbour St. and York.

Ten York Condominium Resisences is slated to go on sale next spring with construction expected to begin in 2013. Anticipated occupancy will be in 2016. The project will include 774 suites range from studios to three-bedroom suites (or ones that can be easily converted from two-bedroom to three-bedroom layouts). The Toronto design firm II by IV is handling the interiors.

Ten York’s amenities, which will be located within the building’s wedge-shaped base, include an outdoor infinity pool on the deck of the podium. There will also be a gym and spa facilities and a party room.

Ten York Condominiums is the first joint residential project in which it has taken on a private developer as its partner.

The corporation’s mandate is to maximize the value of underutilized real estate previously owned by the city, and in doing so generate new jobs and property tax revenue while reinvesting in the local community.

Ten York’s considerable height and its awkward position between the Gardiner and the York ramp mean residents will enjoy unobstructed views east and west.

Return on Investment (Equity): = 350%/5 yrs = 70% per annum
Q: Why invest in DNA3 Condos?
A: This would be a great investment as the recent trend has been that the developers of such condo projects would release the new upcoming units at future prices. This means that if the comparable units in the current resale markets are selling for $550/sq.ft, then the developer will release the units at $600/sq.ft or above. It doesn’t leave the client/investor to profit much in such a scenario as the developer is selling at future pricing. In the case of DNA3, our initial reservation price for the units would be approx $600/sq.ft even though DNA1 & DNA2 are selling for approx $600+/sq.ft in spite of being older and having lower finishes and fewer amenities. This reservation price should translate into substantial benefit for clients/investors as the prices for DNA1 & DNA2 should increase substantially more by the time DNA3 is completed which would be in approx 2-3 yrs and at that time DNA3 would be a brand new building with better facilities and hence would command even higher value.
Q: Are the above examples based upon a period of unusual market activity and hence such spectacular gains in profit cannot happen again?
A: Toronto market has been appreciating at a very steady pace. It hasn’t seen a period of very steep increase in prices. Market activity summary is noted below and a full market watch report is attached. Obviously it is a matter of opinion but one observation could be is that Toronto may be ready for a very strong growth in real estate pricing

Q: What would be my return on investment?

A: The figure above would be an indication of long term trends in price appreciation. The current pricing of DNA1 & DNA2 is already substantially higher than the price per square foot which is available to us before the project goes in Public opening. By the time DNA3 is completed, DNA1 & DNA2 should have increased further based upon the long term trend as per the figures above. Our investment at that time would be in a brand new building which would have better amenities and finishes as opposed to DNA1 & DNA2 which would be 5-6 yr old buildings at that time. It stands to reason that DNA3 would command even higher prices than DNA1 & DNA2.
